The Project Manager for a Housing Project will be responsible for overseeing the planning, design, and construction phases of residential development projects. This role requires managing resources, coordinating with various stakeholders, ensuring that the project stays within budget and on schedule, and maintaining the highest standards of quality and safety.

Key Responsibilities

  • Project Planning: Developing comprehensive project plans, including timelines, budgets, resources, and risk management strategies.
  • Team Management: Leading and coordinating a multidisciplinary team of architects, engineers, contractors, and other stakeholders.
  • Budget Management: Monitoring project budgets, tracking expenses, and ensuring cost-effective use of resources. Addressing any financial variances on time.
  • Timeline Management: Ensuring that all project milestones are met, and the project is completed on time. Managing and adjusting schedules as necessary to accommodate any delays.
  • Quality Assurance: Maintain strict adherence to building standards, codes, and regulations. Conducting regular inspections and quality checks to ensure high-quality construction.
  • Stakeholder Communication: Serving as the primary point of contact for clients, contractors, and other stakeholders. Providing regular updates on project status, addressing concerns, and managing expectations.
  • Risk Management: Identifying potential risks and developing mitigation strategies. Addressing issues that arise promptly to minimize impact on the project.
  • Documentation: Ensuring all project documentation, including contracts, permits, reports, and correspondence, is accurate, complete, and up-to-date.
  • Health & Safety Compliance: Enforcing safety protocols on-site and ensuring that all work complies with local, state, and federal regulations.

Qualifications

Education and Experience:

  • A bachelor’s degree in Civil Engineering or Construction Management and a Master’s degree is a plus.
  • Minimum of 5-7 years of experience in project management within the construction industry, specifically in residential or housing projects.
  • Proven track record of successfully managing large-scale housing projects from inception to completion.

Skills and Competencies

  • Strong leadership and team management skills, with the ability to motivate and guide a diverse team.
  • Excellent organizational and multitasking abilities, with a keen eye for detail.
  • Strong budgeting and financial management skills, with experience managing large project budgets.
  • Excellent communication and interpersonal skills, with the ability to manage client and stakeholder relationships effectively.
  • Proficiency in project management software (e.g., Microsoft Project, Primavera, etc.) and construction management software (e.g., AutoCAD, Revit, etc.).
  • Strong problem-solving skills and the ability to make decisions under pressure.
  • Familiarity with local building codes, regulations, and permit processes.
