Job Description
- Being a team player and working with other team members to meet all key performance indicators as set out in the management contract.
- Managing vendor procurement and management practices, ensuring renegotiation and tendering, including tender documentation, evaluation of tenders, and preparation of contracts following agreed client procurement guidelines.
- Benchmarking services across properties within the country.
- Coordinating and monitoring contractor management programs.
- Implementing a comprehensive energy management program.
- Implementing building procedures and performance measures to ensure simplification and accuracy of work methods and reliability of systems. Interacting with the regional team to ensure regional consistency will be of importance.
- Managing the Preventive and Planned Maintenance program to minimize maintenance, repair, and replacement costs, while minimizing the risk of plant failure/interruption.
- Ensuring the team liaises closely with established procedures to maintain service standards.
- Recommending continuous quality improvement practices across the facility to maximize the benefits to IBM.
- Attending to facilities call-outs and overseeing maintenance work on Saturdays/after-hours as required.
- Providing technical competency in reviewing all R&M works and recommending improvements.
- Overseeing churn and project work, especially where it relates to engineering or affects the Critical Environment. Upkeeping system drawings and maintaining good documentation practices.
- Coordinating a property risk management program that identifies major property risks, including occupational health and safety, fire safety, essential services, and environmental risks.
- Developing, updating, or refreshing disaster recovery and business continuity plans and ensuring their implementation and maintenance.
Qualifications
- Bachelor’s degree in electrical, mechanical, industrial engineering, or a related field preferred.
- 5 years experience in management and high-rise building engineering preferred.
- Demonstrating good leadership skills.
- Having excellent problem-solving abilities.
- Possessing good interpersonal skills.
- Proficiency in English is an advantage.
- Being available to work shifts.
